The company, which began in 1996 and listed in 2009, grew rapidly but relied heavily on debt, eventually becoming the world's most indebted real estate firm. After Beijing tightened regulations on the property sector, Evergrande defaulted on bond payments and was ordered to liquidate by a Hong Kong court after failing to present a viable restructuring plan.

The company's valuation plummeted from $51 billion at its peak to just over $280 million at the time of delisting. Evergrande's collapse is part of a broader property crisis in China, with other major developers also reporting significant losses and ongoing debt issues. Government efforts to stabilize the sector have had limited impact, and consumer confidence remains weak.

Evergrande's glory days are officially over. The property developer has been delisted today from the Hong Kong Stock Exchange, four years after it became the symbol of China's real estate crisis. The company started out in 1996 and listed in 2009, rapidly ascended to become China's largest property developer by sales. But Evergrande's growth was also fueled by debt, as it borrowed money to fund land purchases and construction, and eventually became the most indebted real estate company in the world. Beijing began cracking down on the real estate market in 2020. In 2021, Evergrande began defaulting on bond payments. It flagged more than $300 billion in liabilities. Analysts had estimated more than 1.7 million pre-sold unfinished homes. In January 2024, a Hong Kong court ordered Evergrande to liquidate after it failed to present a viable restructuring plan. The company was once worth $51 billion, and as of its delisting, valued at just over $280 million. Evergrande is just one piece of the country's broader property crisis. Across China, billions of dollars have been invested into building homes that have little value and simply haven't had demand. Consumer confidence remains weak, and debt continues to mount. And government efforts to change course have had little effect. We heard from a couple more troubled property developers last week. The Garden warning its loss could widen to $2.6 billion for the first half of this year. The company warns debt remains the key issue as it works through its restructuring plan. Official results are due on August 29th. And China Vanka reported a record loss of $1.7 billion in the first half. That's on the upper end of the developer's profit warning last month. The company has received financial support from its largest shareholder, Shenzhen Metro, to help repay principal on Vanka's public bonds. But weak sales continue to weigh.
