Local officials note that new construction in Boca Raton is focused on business development rather than residential expansion, and realtors expect the current inventory of over 5,000 single-family homes in Palm Beach County to be sold within three months.

Realtor Talbot Sutter here in North Palm Beach tells me because of the election his team has been all hands on deck working with clients up in New York City that are trying to move down. So I'm working to see if there's enough houses on the market for what's being dubbed the Mamdani migration. A change in leadership in New York City has businesses and residents targeting South Florida. The last two weeks it's been completely a game-changer. To escape what's expected to be higher taxes in a shift in policies. As far as inventory goes are you seeing room for all these people? I've seen a lot of a I called a coke bottle effect where it's of influx of people and not enough inventory. Real Estate Agent Talbot Sutter is having to hire more team members to handle the demand from New Yorkers wanting to move down. What locations are they really targeting at this point? Jupiter Gardens, Delray Boca. Boca Raton has already gotten some pushback on growth. For you is that good news bad news? I'd say we're full. As the city is already preparing for companies that have committed to relocating their businesses down to the area. Wouldn't you say that also some residents in New York might see the opportunity to come down here as residents? We we will expect to see that but we can't accommodate everyone we're fairly built. Mayor Scott Singer told me new building projects in Boca Raton are not to accommodate incoming residents instead focusing on businesses that will bring new jobs and help the local economy. The companies come and then the residents follow. Sutter said right now there's over 5,000 single-family houses available for purchase throughout Palm Beach County. And that's not enough. A number he expects will be sold within three months. Sutter told me because of the inventory his clients have also been open to moving into the communities more out west and he's also heard from people in Illinois and California that are looking to call South Florida home.
