Experts advise homeowners to address minor issues such as broken tiles or granules in gutters before they escalate, noting that prompt repairs can save substantial costs. While some new roofs may not be fully completed before the next storm, contractors emphasize that installing underlayment can prevent leaks and protect homes in the interim.

With the incoming rain, roofers across the county spent the day installing new roofs and making repairs. As ABC 10 News reporter Michael Chen found out, the timing of the repairs could mean a difference between a modest bill and a hefty one. I'm in Saramasa as another storm approaches. Their plates are full and overflowing. Local roofers helping residents brace for that rain. On top of this home, a new roof is taking shape. Riley Logsdon of Dana Logsdon Roofing says these photos show some of the problems with the 25-year-old shingle roof they took down Wednesday. A roof that could have been vulnerable to future rains. We always say an ounce of prevention is worth a pound of cure. In this calm between storms, Logsdon says they've been flooded by calls. After the most recent rains, we ended up getting hundreds of different calls from people that had leaks on tile roofs, on shingle roofs, on flat roofs. These photos show some of the roof leaks his company has responded to. He says even if you don't have a leak, watch out for broken tiles or shingles beginning to fall apart. Granules are coming off into your gutter and you start seeing granules on the ground more. That's a sign that the roof is aging. Repair could have been a $500 repair and a rain hits and you didn't know that there was this area and it creates a $2,000 repair. Logsdon says for an older shingle roof, the life expectancy is between 15 and 30 years. For a tile roof, the underlayment under the tile needs replacing after 25 to 30 years. As for this roof, the shingles won't be fully installed as the rain arrives. But the underlayment is in place which will prevent any leaks. We're going to install as much as we can and just make sure that everything is waterproof. Michael Chen, ABC 10 News.
