The National Association of Home Builders Housing Market Index recorded a value of 37 for January, which is below both the expected figure of 40 and the previous month's reading of 39. This marks the 21st consecutive month the index has remained below 50, indicating ongoing weakness in the homebuilding sector.

The last time the index was above 50 was in April and May of 2024, with all of 2025 registering below this threshold—a trend not seen since 2012. The January figure matches the level seen in October of the previous year, signaling a weak start for 2026 in the housing market.

Homebuilder sentiment comes in lower than expected in January

Rick Centelli has it for us. Rick. Yes, David, this is the National Association of Home Builders Housing Market Index. Above 50, things are pretty good. Below 50, things are less good. Maybe on the poor side, this number comes in below 40. 37. 37, we were expecting 40. In the rear view mirror, we have 39. 37 would equal where we were in October of last year. To find a lower number, you'd have to go to September, when it was 32. In addition, this is the 21st number that has the thumbs down, under 50. 21st, obviously that means all last year didn't have anything above 50. The last above 50 was May and April of 2024. So, in 2025, nothing above 50. When was the last time we had that? 2012. So, hopefully 2026 will be a better year. But being a January number, we're certainly not starting off very strong.
