The New South Wales government has introduced a series of reforms to rental laws, eliminating "no grounds" evictions and providing more protection to pet owners. The news laws will affect over 2 million people across the state.

The New South Wales government has introduced a series of reforms aimed at providing greater security and fairness for the state’s 2.3 million renters. Key changes include the elimination of “no grounds” evictions, meaning landlords can no longer terminate leases without providing a specific reason. The reforms also extend certain notice periods, making it easier for tenants to keep pets with landlords only able to refuse pet requests for specified reasons.

Additional provisions require landlords to offer fee-free methods for paying rent, addressing concerns about tenants incurring extra charges when making payments. Previously implemented reforms limit rent increases to once per year and ban background checks that tenants must pay for during the rental application process.

The government plans to further introduce a portable rental bond scheme, which will enable tenants to transfer their existing bond when moving properties, reducing the financial strain of securing new accommodation before the release of their previous bond. These changes are intended to provide more stability and equity for the roughly one-third of the NSW population who are renters. Prior to the reforms, an estimated 30,000 households in the state faced “no grounds” evictions annually.

The 2.3 million renters in NSW are just breathing that little sigh of relief today as some important changes come in to provide them with more stability and more security in the rental market. It includes ending no grounds evictions and increasing some notice periods, making pet approvals easier with landlords only able to refuse for specific reasons, and ensuring fee-free ways to pay rent so tenants don't incur extra costs. It isn't right that in order to pay your rent you're being asked to pay an extra fee on top. There are also those other reforms implemented late last year, including limiting rent rises to once per year and banning background checks that tenants have to pay for when applying for a property. Later this year, the state government is set to introduce a portable rental bond scheme so tenants can transfer their existing bond instead of having to cough up for a second time before their first bond is released.
