Dubai property market surging

Well, people feel that we've been through the worst and came out alive. So seven years of property price decline in Dubai since 2014. And then after the pandemic, the country came with regulations that made it easier for people to live here long term, 10 years or more. They reformed a lot of laws and we see a lot of demand. So people came from Russia, you know, after the Russia crisis with Ukraine and and a lot of people from across the region. If you look around the region, there are not that many places to invest, really. There are just too many wars and issues across it and closed markets. So is there much more land to be developed still on the waterfront? And are developers sort of in competition with each other to try and get it? Well, there are not that much left, to be honest, because you have well, you have the large Jabal Ali Palm and you have this one, which is right in the middle of town. So it's much closer and there is a lot of demand there, of course. But a lot of developers across the city are also coming up with a lot of projects. And here where some worry that we might be getting to a point where in a two year's time we might end up with an oversupply situation. People think a lot of analysts think we are going to be in a possible moderation mode this year and possibly next year, a bit of a correction.
