The U.S. housing market is currently experiencing the largest recorded gap between the number of home sellers and buyers, with about 1.9 million sellers and only 1.5 million buyers, according to Redfin. This represents a 34% surplus of sellers compared to buyers, a significant increase from previous years when the market was more balanced or even favored buyers.

Cities such as Phoenix, Las Vegas, Nashville, and several in Florida and Texas are seeing the largest disparities. In the Phoenix area, there are reportedly twice as many sellers as buyers. This trend is leading to a cooling market, with some sellers lowering their asking prices, and Redfin predicting a slight decrease in home prices by the end of the year. The shift may offer more opportunities for buyers, but could mean lower returns for recent sellers.
