Redfin CEO Glenn Kelman has indicated that there is now evidence of a correction in U.S. home prices. Kelman noted that home prices are softening and properties are taking more than 40 days to sell, which reflects changing market conditions. Builders are responding by lowering prices more aggressively than those selling existing homes, giving them a competitive edge in the current environment.

Kelman explained that despite a recent uptick in new home sales, much of this growth followed a weaker prior period and may be partially anomalous. He stated that demand overall has shifted, particularly as mortgage rates have returned to 7 percent. Over the past few months, the market has seen fewer transactions as sellers maintain high expectations and buyers are more cautious due to macroeconomic concerns.

According to Kelman, roughly one in four Americans are now delaying or canceling plans to purchase major items like homes or cars because of economic uncertainty. He expects that home prices will fall at least one percent in the second half of 2025, which, in combination with wage growth, could improve conditions for buyers. However, the market remains sluggish, with most sales currently driven by necessity, such as major life changes, rather than opportunistic moves.

Kelman dismissed the idea that a weakening labor market could help the housing market, saying that greater uncertainty and job insecurity tend to deter large purchases like homes. He emphasized the importance of a stable economy for the health of the housing market.
