Fitch Ratings has indicated that Dubai's residential property market is nearing its peak, following a nearly 60% increase in prices since late 2021. The market is now about a third higher than its previous peak in 2014. Fitch expects a moderate correction of up to 15% over the next 18 months, driven by a record number of property handovers and a slowdown in population growth, which is not expected to keep pace with the increased supply.

The agency also notes that while real estate prices are less correlated with oil prices than in the past, lower oil prices may still affect investor confidence. Rental prices have stabilized after several years of strong growth, and gross yields have slightly declined, suggesting that demand has largely been absorbed and the market is at the top of its cycle.
