Jason Oppenheim, a well-known real estate agent and star of Netflix's "Selling Sunset," shared insights on the current and future state of the Los Angeles housing market. In a recent interview, Oppenheim discussed the ongoing issue of landlords price-gouging displaced California residents, a problem that is reportedly decreasing due to increased awareness efforts. Legal authorities, including the district attorney and attorney general, are actively addressing the issue.

Oppenheim also touched on the rebuilding process in Los Angeles, which faces significant challenges. Many displaced residents lack the skills to manage long-term rebuilding efforts, prompting them to consider selling to developers. While some neighborhood rebuilding could take five to seven years, Oppenheim believes these areas will eventually be reconstructed better and stronger.

Despite the devastation, Oppenheim does not foresee a mass exodus from Los Angeles. Although he is receiving relocation inquiries, most residents are seeking homes within the city due to deep community ties. However, the housing market is hindered by limited availability in desirable neighborhoods and a freeze in insurance policies, which has put several real estate deals on hold. This situation has led banks to reevaluate lending risks, although Oppenheim thinks that technological advancements will offer better fire suppression in the future, potentially mitigating these risks.
